ELECTRICAL INSTALLATION CONDITION REPORTS

As of 1st April 2021 all rental properties in England and Scotland are legally required to have an valid EICR Certificate.  Across the UK, it's now the landlord's legal duty to ensure all electrical equipment in a property is safe and maintained throughout the whole tenancy. This responsibility covers light fixtures and plugs, as well as internal wiring of the building.

An electrical installation includes all fixed electrical equipment that is supplied through your property’s electricity meter. Just like other features of your property, electrical installations deteriorate and face wear and tear, so need to be properly maintained.

Failure to do so can lead to prosecution and also invalidates most landlord insurance policies. For the safety of your tenants and to safeguard your business, it is important to get regular electrical safety certification.

Excelsior Electrical offers a competitive EICR service where we will visit your properties and carry our extensive testing of the buildings complete fixed electrical system.  Following the visit you'll be issued with a detailled report on the condition of your electrical system advising you of any potential issues.  Should the property be rented as furnished with electrical goods etc, we can also offer "PAT" testing for these items in the same visit helping to cut your admin time and ultimately your yearly running costs.
